A premium house estate lives or dies on how easily buyers can weigh up plot, layout and price. Kownatki, developed by ROHE on the shore of Lake Kownatki in the Warmia-Masuria region, is a phased development of detached houses on large private plots. We built it on the Vinode platform as an interactive 3D estate where buyers pick a house, compare options and see live availability in one place.

About the development

What we were selling

Kownatki is a lakeside estate of detached houses on generous plots, pairing a quiet natural setting with a full recreation programme on the water and in the forest.

  • Twenty houses, three stages

    The estate is released in three build stages, with 20 detached houses of four or five rooms, ranging from roughly 84 to 108 m² of living space.

  • Large private plots

    Plots run from around 1,228 to 1,504 m², giving each home space and privacy on the edge of the lake and forest.

  • Lake and forest amenities

    A shared recreation programme spans a sandy beach and piers, a marina, a floating sauna, a running track, forest fitness enclaves and tennis and padel courts, with Lake Kownatki protected as a designated quiet zone.

The challenge

Why the usual tools fall short

A phased estate of individual houses needs to feel simple to shop. The platform had to:

  • Present each house with its plot area, living area, room count, stage, price and availability.
  • Let buyers filter the estate by size, plot area, rooms and price, and compare shortlisted houses side by side.
  • Show accurate, live availability across three stages so sold and reserved houses never resurface as available.
The solution

How we built it in Vinode

We built Kownatki as an interactive 3D estate wired to a live house browser, so buyers move from the whole development down to a single home without a stack of PDFs or a price list that goes stale.

A house picker with live status

Buyers select any house to see its plot area, living area, room count, build stage, price and price per square metre. Status is drawn from the back panel, so each house shows as available, reserved or sold in real time, and houses still in an unreleased stage are handled cleanly. Sold homes fall back to price on request rather than a stale figure.

Filter, compare and plan

The full inventory can be filtered by living area, plot area, number of rooms and price, with a for-sale toggle and a favourites list. A side-by-side comparison view lets buyers weigh shortlisted houses against each other, and each home has an interactive 3D floor plan and a downloadable house card for offline reference.

Interiors and setting

360 interiors let buyers walk through the homes in the browser, and the estate's lakeside setting and recreation programme are laid out alongside the houses, from the beach, piers and marina to the forest running track and sports courts. The whole experience runs directly in the browser with no app or download, in Polish or English, so the sales team can share one link that works on any device.

Results

Presenting Kownatki as a live 3D estate rather than a static price list changed how buyers shop:

Faster house discovery

Filtering by size, plot area, rooms and price, plus side-by-side comparison, lets buyers reach a shortlist in seconds instead of scanning a spreadsheet.

Accurate availability across stages

Because status comes from the back panel, sold and reserved houses drop out automatically and the three-stage release stays correct without manual edits to the site.

Everything in one link

Plot, layout, price, 360 interiors, floor plans and a downloadable house card sit together, so buyers arrive at a viewing already informed and the sales team stops re-exporting PDFs.
